RERA registration

Sobha OneWorld Phase 1 is registered with the Karnataka Real Estate Regulatory Authority (KA RERA) under registration number PRM/KA/RERA/1250/304/PR/080526/008634, issued on 8 May 2026. The registration covers the 48-acre Phase 1 township with 3,484 apartments across 14 wings on Old Madras Road, Hoskote.

Always treat the live RERA listing as the source of truth. Brochure and marketing collateral can change; the RERA filing reflects the legally registered phase, sanctioned plan, completion date and developer disclosures.

1. Open the Karnataka RERA portal: https://rera.karnataka.gov.in.
2. Click Projects → Search Registered Projects.
3. Enter the registration number PRM/KA/RERA/1250/304/PR/080526/008634. You can also search by project name "Sobha OneWorld" or by promoter "Sobha Limited".
4. Open the project record and review: registered project name, promoter name, sanctioned plan, completion date, carpet-area details, parking, common areas, project bank account details and quarterly progress reports.
5. Download the RERA certificate from the portal and compare it with the developer-supplied copy.

If anything on the developer-supplied cost sheet, brochure or marketing material disagrees with the RERA listing, the RERA listing takes priority. Ask Sobha Limited (or your channel partner) to reconcile the discrepancy in writing before transferring any booking amount.

Karnataka RERA registration for a project of this scale typically covers:

• The exact registered project or phase name and promoter.
• Sanctioned land extent, approved plan and layout.
• Number of towers/wings, number of units and configuration mix.
• Carpet area per configuration (the RERA carpet, not the marketing super built-up area).
• Committed completion or possession date for the registered phase.
• Approvals from local planning, environment and utility authorities.
• Project bank account into which 70% of customer collections must be deposited.
• Quarterly progress disclosures going forward.

Phases of the same township that are not yet registered are not covered. If you are considering a unit in a later phase of Sobha OneWorld, ask whether that phase is registered separately and request the relevant RERA ID.

• Confirm the registered project name matches what the sales team uses.
• Match the registered completion date with the date on the Agreement of Sale.
• Check that the RERA carpet area matches the carpet area on the cost sheet and Agreement of Sale.
• Verify that you are paying into the registered project bank account.
• Read the RERA-listed sanctioned plan against the brochure plan; flag any mismatch.
• Use the RERA quarterly progress reports to track construction once the project breaks ground.
